Yes. Far North District Council (FNDC) requires a geotechnical report for most new builds and subdivisions. The volcanic soils around Kerikeri can have variable weathering profiles and FNDC requires site-specific assessment before granting consent.
Volcanic basaltic soils around Kerikeri generally provide good bearing capacity but can have variable weathering depth. Coastal and low-lying areas near Paihia have softer alluvial soils. Parts of the Far North also contain ancient kauri swamp ground with compressible peat layers.
